During our conversation, we'll delve into your objectives, whether it's a property purchase, refinancing, or any other financial goal. I'll also ask a few questions to gain a general understanding of your financial situation.

Complete Fact Find Form
Before I dive into the details, I require a completed electronic fact find form (issued via Middle) accompanied by supporting documents. This ensures that I have all the necessary information to provide tailored advice.

Borrowing Capacity Fee for Service
I approach borrowing capacity assessments meticulously. Considering the commitment involved in providing detailed assessments and pre-qualify your ability to attain a loan this service attracts a fee of $220 (this fee is independent of whether a mortgage application proceeds).

Delivery of Borrowing Capacity Assessment
Employing my technical expertise and leveraging various tools, I conduct a comprehensive assessment. This includes a credit check, a review of income documents, and consideration of lending policies and schemes. I'll advise you of your eligibility to borrow and provide insights on a purchase budget that also aligns with your deposit.

Meet in Person or Virtually
With confidence around your ability to achieve your goals, we meet either in person or virtually to discuss the next steps. Whether it's exploring refinancing options or navigating the home-buying process, I'm here to guide you every step of the way.

Shortlist and Recommend Mortgage Options
Being accredited with over 30 different lenders, I leverage my knowledge to shortlist the most suitable options for your unique situation. I'll provide recommendations, assisting you in selecting the best option for your lending needs. I am able to provide a mortgage application service at no cost to you as I will receive a commission from your nominated lender upon settlement.

Mortgage Application
I mange the entire application process from submission to settlement, working as the intermediary between yourself and the lender. Direct communication with me, helps to alleviate stress.

Ongoing support
My commitment doesn't end with your loan settlement. From annual rate reviews to discussions about upgrading your home, I'm available for your mortgage finance queries. My relationship is with you, not one lender, so you can count on me to assist as your financial situation evolves.
